With online real estate listing sites such as yours truly, you can find up-to-date home listings on your own, any time you want. But guess what? I have access to even more listings. Sometimes properties are available but not actively advertised; I have access to off-the-market listings that are exclusive to my real estate agency.

Shopping for a home before getting preapproved for a mortgage is the equivalent of walking into a grocery store without a wallet.
Preapproval: The lender verifies the borrower’s information and documentation to determine exactly how much it would be willing to lend to that borrower.
Prequalification: The lender relies on information provided by the buyer to estimate how much the borrower could qualify for.
Usually, obtaining a pre-approval is FREE and simply requires the submission of a few financial documents:
1. Pay-stubs
2. Previous year's Tax returns
3. Bank Statements
or any other documents needed to validate the buyer's qualifying amount for a home purchase.

A buyer who works with an agent who shows them homes prior to getting a pre-approval is doing a disservice to them self. What can end up happening is they find out they cannot afford the home they fall in love with which leads to lots of wasted time, frustration, and also heartbreak.
3. INCREASES NEGOTIATION ABILITY
Top real estate agents will request a pre-approval before showing a buyer homes because it strengthens the buyers negotiation ability. Depending on the local real estate market conditions, if a buyer is attempting to buy a home in a sellers market, it’s critical to have a pre-approval before looking at homes.
